traffic contemplated:
These
data do not take into consideration:
1) 600 – 1000 new housing units and 150,000 square
feet of new retail on Upper Georgia Avenue (from Eastern Avenue, NW to Kennedy
Street, NW) that the DC Office of Planning recently estimated for 2015,
2) new offices and chanceries planned for the
113-acre Walter Reed campus, starting in 2011,
3) over 2000 new housing units being built in
South Silver Spring,
4) 169 new housing units proposed for the
Medlantic Manor site at New Hampshire Avenue and Peabody Street,
5) the expansion of Columbia Union College in
Takoma Park.
More
traffic will be generated by these additional residents and students. Some of it will come through Takoma. Shuttle buses to the Takoma Metro Station
from a) the State Department’s future chanceries (79 acres) and GSA offices (34
acres) on the current site of the Walter Reed Army Medical Center and b) new
residences and businesses on Upper Georgia Avenue could absorb some of the
additional transportation needs, as could Express buses down Georgia Avenue and
across Rock Creek Park. Also, a new
shuttle bus route between the Washington Adventist Hospital in Takoma Park and
the Takoma Metro Station is contemplated.
Shuttle and Express buses to and from the Takoma
Metro station during the rush hours will help alleviate traffic
congestion. That will require an
adequate number of bus bays.
Objectives
for land use:
On
page 8 of the Office of Planning’s Zoning Proposal, we see a reference to Ward
4 Objectives for Land Use/Zoning under Section 1529:
a) Protect and enhance existing
residential neighborhoods;
b) Protect the ward’s
residential areas from incompatible land uses and from activities generating
excessive traffic, parking, noise, litter and other damaging environmental
impacts.
